The benefits of having your home inspected before you list it for sale are not always apparent
Home sellers often are not aware that having their home inspected before the sale can improve their negotiating position. Discovering concerns on the property before the sale gives you an advantage. If problems are discovered, you can decide in advance what will be repaired. And, you will have greater flexibility in making choices about the cost of those repairs. It also gives your potential buyer the comfort of knowing that you have gone the extra mile to disclose conditions on the property.
Mobile and Modular Homes
Mobile and modular homes require a specialized inspection
The construction of mobile and modular homes is based on a different set of standards than typical stick frame homes. You want a home inspector with special knowledge of mobile and modular home construction. We have that special knowledge and our home inspector has performed hundreds of mobile and modular home inspections.
Commercial Properties, Multi-Family Residences
Our commercial property inspection services are performed with the same high degree of care as our home inspection services. But commercial buildings are different. The types of construction applied to commercial buildings vary widely. Heating, cooling, electrical and plumbing systems can be very large and complex. Inspector Chris Temple understands these differences and has the knowledge and background to properly inspect commercial buildings.
We also inspect multi-family residences such as apartment buildings and condominium complexes. While the building standards for multi-family residences is similar to that of single family residences, multi-family residences can pose different challenges for a building inspector. We understand that extra care and time is needed to inspect a building with a variety of tenants.

Inspector Chris Temple has inspected thousands of buildings in the San Luis Obispo, Santa Barbara, and Monterey Counties. With over ten years of inspection experience, fifteen years of prior construction experience, and having four different inspection certifications Chris’ qualifications are unique in the industry.
Chris Temple is a Certified CREIA Inspector (California Real Estate Inspection Association), a Certified ASHI inspector (American Society of Home Inspectors), and has two separate ICC inspection certifications (International Code Council). Chris has served as President, Vice President, Education Secretary, and Secretary of the San Luis Obispo chapter of CREIA. Chris is also a two time recipient of the San Luis Obispo chapter “President’s Award” for his “outstanding contribution of time and support” to the chapter.
