We inspect the soil grade and exterior pavement for areas of poor drainage and conditions that may lead to future problems. We inspect the paved areas for undue cracks, damage and trip hazards. We inspect decks, steps, and rails for deterioration, damage, and safety hazards.
We inspect the building’s exterior walls and roof eaves for weathering, deterioration, damage, and deferred maintenance.
We inspect the roof for weathering and deterioration, damage, evidence of leakage and faulty installation practices.
We inspect the building’s interiors including floor coverings, walls, ceilings, stairways, doors and windows. We inspect bathrooms and bathroom fixtures, laundry area and hook-ups, and kitchen cabinets, countertops, and specific appliances.
We inspect the building’s heating and cooling systems for proper installation and operation and to see that the equipment has been properly maintained.
We locate and note water, gas, and electric services to the building. We operate fixtures and outlets, and we inspect visible pipe and wiring installations. In older buildings we inspect for unsafe electrical conditions that are typical in outdated building practices. We inspect visible pipes and fixtures for corrosion, evidence of restrictions and leakage.
Your inspection report will include important tips to maintain your property and in cases of relatively older buildings we will recommend improvements for functionality and for safety.
We adhere to the Standards of Practice of the California Real Estate Inspection Association (CREIA) and the American Society of Home Inspectors (ASHI).
